Veteran Bollywood actor Jeetendra is known not only for his successful film career but also for making a remarkable real estate investment that has become the subject of discussion over the years. The actor once purchased a bungalow in Mumbai that many people believed was "unlucky." Despite its reputation, he decided to take the risk and bought the property for just ₹4.25 lakh.

Decades later, that same property is estimated to be worth around ₹500 crore, making it one of the most valuable real estate assets associated with the actor.

A Dream Home in Mumbai's Pali Hill

Jeetendra has shared that there was a time when owning a house in Mumbai's upscale Pali Hill locality seemed impossible.

The actor grew up in a modest home in Girgaon, where several family members lived together. Purchasing a bungalow in one of Mumbai's most sought-after neighbourhoods was beyond imagination until an unexpected opportunity came his way.

He eventually bought the bungalow, reportedly owned by veteran actor Bharat Bhushan, for ₹4.25 lakh. The property was spread across approximately 3,450 square feet.

The Property's Reputation

According to Jeetendra, many people considered the bungalow to be inauspicious because of its past reputation, making it difficult to find buyers.

Despite these concerns, he went ahead with the purchase, believing it could become a worthwhile investment.

When Consecutive Film Flops Raised Doubts

Soon after moving into the bungalow, Jeetendra said that four of his films failed at the box office.

The string of unsuccessful releases led him to wonder whether the property's reputation might be affecting his career. He recalled discussing the matter with his father and eventually decided to move out of the bungalow.

While the actor shared this as a personal experience, there is no evidence linking the property's reputation to his professional setbacks.

Redevelopment Changed Everything

Instead of holding on to the old structure, Jeetendra chose to redevelop the property.

He revealed that selling the Burma teak wood from the demolished bungalow itself earned him approximately ₹11.5 lakh, significantly more than the amount he had originally paid for the entire property.

The land was later redeveloped into Gautam Apartments, marking a major turning point in the property's value.

Property Value Soared Over the Years

Jeetendra has also recalled that the apartments in the newly constructed building were sold at around ₹85 per square foot, a figure that now seems remarkably low.

Over the decades, real estate prices in Pali Hill have witnessed a dramatic rise. Flats in the locality now command prices running into tens of thousands of rupees per square foot, reflecting the area's status as one of Mumbai's most premium residential markets.

According to media reports, the original property is now estimated to be worth around ₹500 crore.
