Saif Ali Khan Property Dispute: What Was the 16-Acre Bhopal Land Case That He Finally Won?

Bollywood actor Saif Ali Khan comes from a royal lineage. His father, the late Mansoor Ali Khan Pataudi, was the last Nawab of the former princely state of Bhopal and left behind a vast estate spread across different parts of India. Apart from the famous Pataudi Palace in Gurugram, the family owns several high-value properties in Bhopal as well.

One such property became the subject of a long-running legal battle that lasted nearly three decades. The dispute involved a 16.62-acre piece of land in the Nayapura area of Bhopal’s Huzur tehsil. After 28 years of litigation, Saif Ali Khan and his family have finally won the case.

What was the 16-acre land dispute about?

The disputed land is located in Nayapura, Bhopal, and has been registered in the name of the Pataudi family. In 1998, Aqeel Ahmed and his associates challenged the ownership, claiming that the land had been donated by Nawab Hamidullah Khan to their ancestors back in 1936.

However, during the trial, the claimants failed to produce any documentary evidence to support their assertion. They could not present any valid donation deed or official records proving that the land had been gifted to their family.

On the other hand, the Pataudi family’s counsel, Syed Faizan Hussain, argued that revenue records clearly showed the land registered in the Nawab family’s name. The court also took note of the 1949 Bhopal Merger Agreement, in which the land was recorded as the personal property of Mansoor Ali Khan Pataudi.

After examining all documents and arguments, the local Bhopal court ruled in favour of Saif Ali Khan, his mother Sharmila Tagore, and his sisters, effectively ending the long-standing dispute.

Saif Ali Khan’s wealth and properties

Saif Ali Khan has been active in Bollywood since 1993 and is among the industry’s highest-paid actors. He reportedly charges up to ₹10 crore per film. According to reports by The Economic Times and other sources, Saif’s estimated net worth stands at around ₹1,200 crore.

His assets include an ₹800-crore luxury mansion in Gurugram, a lavish property in Switzerland, and extensive ancestral land holdings in Bhopal. With this court verdict, Saif and his family have legally secured yet another key part of their royal inheritance.
